Preferable by email and be specific as to what information you may need....such as condition of fences, location, available utilities, water, minerals, etc. On some of your listings you say "some minerals" or "owner will convey 1/2 of the minerals." Why are you not more specific? Many times the owner of property will not know what minerals they own or they may know they own only a portion of the minerals and are agreeable to conveying with the property all or a portion of what they know they own.
